dhk Urban Concepts in conjunction with
dhk was approached in 2009 to undertake a rezoning application for a 2.9Ha extent of land strategically positioned along Rivonia Road between Sandton and Rosebank nodes. The consultant team quickly established that the broader area had an equal potential for future densification and thus a UDF for the surrounding 11.3Ha of land was also undertaken.
The vision for the node is to create a vibrant urban development with a sustainable mix in land uses, including residential, office, hotel and retail. The key feature of the development is the establishment of a pedestrian-orientated street network accommodating slow-moving vehicles and active building edges. Retail and restaurants are positioned around landscaped urban squares, which form the hub of each precinct. In addition to these open spaces, the node also includes the Johannesburg Water Tower and reservoir precinct, which has the potential to be developed into a publicly-accessible urban park. Proposed development envelopes range from 3 to 12 floors in height, with taller buildings located around open spaces and along Rivonia Road.
The UDF and Rezoning processes were undertaken in parallel with extensive consultation with both stakeholders and the City of Johannesburg, to ensure that the UDF reflects a shared vision for the development of this strategic group of landholdings.
