Some 20 km outside Venice lies the rural centre of Mogliano Veneto. Here, in a semi-rural setting, strategically located, adjacent to a major highway arterial interchange, dhk is currently on site with a mixed use scheme, which comprises: In phase 1A, a 230 room, 4 star hotel, including a pool pavilion and an 800 seat conference centre and in phase 1B, a commercial and office building.

This first phase of the complex is designed in an arc around an existing restored Villa as the centerpiece and is part of a greater master plan that will eventually include a retail component and public events multi-function Auditorium and park. The design challenge was to achieve a three storey building complex within a strict local authority height limit of two stories above ground level. To achieve the desired volume and address the height limitations, dhk took the bold step to design below ground level, where key components such as the conference centre, hotel pool and gymnasium are located under and within a landscaped urban park. The design is simple, direct and contemporary, executed in glass, off shutter concrete and plaster with timber infill, in contrast with the traditional stucco of the existing farm villa, which will be converted to a spa and lodge.
