dhk in the cape town cbd: chapter 5

current and future projects

Currently, dhk is involved in a redevelopment which occupies an entire city block bounded by Bree, Loop, Longmarket and Church Streets in the most central part of the Cape Town City Bowl. This ongoing mixed-use redevelopment is set to revitalise the entire precinct.

Not far from this current redevelopment is The Paradigm, launched in July last year.  The Paradigm is prominently located on a city block with street frontages onto Buitengracht, Rose, Shortmarket and Longmarket Streets, on the periphery of the Cape Town CBD. The building faces onto the vibrant Heritage Square and Bree Street context on the east edge and the more relaxed, lower-scale, pedestrian-friendly character of Rose Street on the western edge.

The Paradigm comprises business and luxury lifestyle offerings, including retail, restaurants, shared co-working spaces and 233 apartments ranging from studio units, and one-, two-, and three-bedroom configurations, and large penthouse units. It also features a new publicly accessible courtyard on Shortmarket Street which connects through the site to Longmarket Street.

Drawing on the original concept massing approval by Fabian Architects, the design has been developed for Vantage Property and Tiber Construction. The project is another expression of the Mother City's evolving identity, contributing towards the upliftment of an entire urban precinct.

The studio has multiple other projects on the proverbial drawing board which are set to contribute to the CBD’s skyline even more in the future. Looking back on this evolution and past work, Derick reflects, “I have very few regrets. Every building has a story. There’s a reason for doing what you did.”

dhk's story and journey with the thriving Cape Town CBD looks set to continue. The parallel journeys of dhk and Cape Town CBD demonstrate how thoughtful architecture, urban planning and precinct management can transform a city's fortunes, creating vibrant, sustainable environments that benefit all who experience them.
