City Park at 111 Bree Street/Mama Shelter Hotel and Residences Cape Town is an innovative mixed-use redevelopment that reimagines along-standing landmark in the heart of the Cape Town CBD. The former Christiaan Barnard Hospital occupies an entire city block bounded by Bree and Loop Streets, and Longmarket and Church Streets, in an area with a rich history and heritage.

The building itself has a rich and notable history. It was originally built in 1969as a car park with offices for an engineering business above. In 1983, it was converted and opened as City Park Hospital, the oldest private hospital in Cape Town. In 2001 it was named after Prof. Christiaan Barnard, who pioneered the world’s first successful heart transplant. In November2009, the hospital, then the oldest private hospital in the city, began searching for a new location. It officially opened to patients at its new site in the Cape Town Foreshore in December 2016.

Our design response applies adaptive reuse and conservation principles to a large-scale project within a heritage protection overlay zone. The design preserves the building’s original massing and form, respecting the existing structure’s integrity while modernising its functionality by upgrading it to contemporary international design standards. The redesigned ground floor enhances the building’s street presence and activates public engagement at street level.

When complete, the building will comprise 62 branded residences, 127 hotel rooms, 2,500 m² of retail space at ground level, 10 500 m² of premium grade offices and co-working, and 1 000 parking bays. The hotel and residences will be operated by international group Ennismore under the brand Mama Shelter. The development will also feature two ground floor restaurants, a 17^thfloor rooftop restaurant, and a rooftop pool.
